Terms of Sale: Inventory properties

PRIMEFORECLOSURES.COM lists properties for sale on a random basis typically within hours of purchasing them. All properties are sold on a 1st come, 1st serve basis therefore any property listed is subject to prior sale and being removed from the market without notice.

If you would like to purchase a property we require you to visit our offices within a few hours of making that commitment. Payment in full must be tendered at that time. Acceptable terms of payment are cash via cashier’s check or wire transfer, funds from any 3rd party lender or by utilizing PRIMEFORECLOSURES.COM in house financing.

Terms of Sale – pre sales:

Pre-sales can be arranged in advance with the company by calling the Principals. Purchase terms are then discussed and agreed upon so the customer is in complete control of the end purchase price. An advance deposit will be required and utilized in pre-sale property purchases.

Condition upon delivery:

As a property wholesaler exclusively specializing in selling to Investors, PRIMEFORECLOSURES.COM offers all properties for sale in their “as-is,” “where-is” condition. Some properties may be occupied in an adverse possession tenancy when sold and it is the customer’s responsibility to remove the tenant at their risk and expense. All due diligence related to the purchase is solely and exclusively the responsibility and duty of the customer.

Transfer documents:

Upon completion of the sale PRIMEFORECLOSURES.COM will issue the Buyer a Quit-Claim Deed, “as-is” bill of sale and Sellers Terms and Conditions of Sale. It is the Buyer’s responsibility to record all pertinent documents.

Condition of Title:

PRIMEFORECLOSURES.COM does extensive research relating to the condition of title to each property that it sells and we are willing to share that information with our Buyers for informational purposes only. PRIMEFORECLOSURES.COM makes no guarantee or warranty about the condition of the property and/or title and if you do not have the ability to independently determine the condition of the property and/or title for any property you are interested in purchasing from us we suggest employing someone with the appropriate expertise to provide such a review and evaluation.
